Flat Roofing Failures

Flat roofing repair requirements are many and varied. Some repairs are caused because of inherent weaknesses in the roofing material used. Others are required because of weathering, age, or poor installation.

Here are some of the most common failings present in flat roofing systems:

  • Membrane Penetration – If not properly sealed, roof penetrations are an easy way for water to leak into a building and cause unforeseen water damage until it’s too late.
  • Membrane Shrinkage – All membranes expand or contract in response to changes in temperature and climate. Extreme shrinking of the membrane, however needs to be addressed immediately. This photo shows how a simple patch job turned into a much larger issue, and the root cause was shrinking membrane!
  • Seam Failure – Separating seams are caused from extreme temperature changes. We also see seams separating from buildings shifting or general age of the roof membrane. Whatever the cause, a failed seam serves as an entry-point for moisture and debris.
  • Ponding Water – Flat roofing should be designed to drain thoroughly after each rainfall. Ponding occurs when water collects and is unable to drain. Ponding should be addressed immediately before it escalates into a roof leak.
