For many of us, April means the beginning of spring. It means warmer weather and thoughts of outside activities. But did you know that this is the best time of year to be proactive and have your bi-annual commercial roof inspection done? While roofing systems today are usually high quality and can stand up to what the elements throw at them, neglecting spring maintenance can lead to premature failure. The best way to get the most out of your roofing investment and to avoid high replacement costs, is to perform bi-annual inspections.
During the winter months, snow, ice, wind, and rain wreak havoc on a roof. Even the strongest roofs can become victims of the elements. By performing a spring inspection of your roof, we can identify any new deficiencies and repair them before they turn into a costly service call and greatly reduce the life of your roof.
A typical inspection includes a check of the ceiling and walls for water staining, followed by an in-depth examination of your roof. This includes close inspection of edge detail, seams, drains, penetrations, parapet flashings, fasteners, the field of the roof, etc.
We look for signs of water infiltration and wet substrate. This is important because any water infiltration over the winter may freeze and cause the weakness to expand. Also, wet substrate greatly accelerates the degradation of the roof and can cause expensive damage to the building itself.
This is the time to make simple repairs and to perform necessary maintenance. Studies show that a properly maintained roof on average lasts twice as long as an unchecked roof. Yes, you read that right — twice as long!
